Why Student Housing Is 2025’s Smartest Real Estate Investment

    Student housing is starting to catch the eye of serious investors around the world.     According to Reuters, in a major July 2025 move, Macquarie, one of Australia’s largest financial institutions, acquired MILESTONE and BaseStack Living, two of Europe’s most recognised PBSA platforms. Together, they operate over 12,000 beds across Germany, the Netherlands, Italy, and beyond.

    And Macquarie’s not alone. Greystar, Blackstone, Legal & General — many of the world’s largest players have been increasing their exposure to this asset class. Why? Because it makes sense. University enrolment is growing fast. Quality student housing isn’t. And even when the economy dips, education demand tends to hold steady.

    In other words, PBSA sits in a rare sweet spot: high demand, long-term visibility, and relatively low volatility.

    The Data Supports the Shift

    Across Europe, the spotlight is still on residential and logistics when it comes to investor preferences; no surprises there. But what’s catching attention this year is student accommodation. For the first time, it’s broken into the top three most preferred sectors, with 67% of institutional investors showing interest. It’s a strong signal that what was once a niche asset class is now seen as a serious, long-term investment play, according to INREV survey. .

    That trend is reflected in the numbers, too. According to recent forecasts, the global student housing market is expected to climb from $12.7 billion this year to nearly $20 billion by 2033. That’s nearly 5% compound growth over the next decade — a figure most traditional real estate segments can only envy.
